Plain-language advice

Every recommendation comes with the reasoning behind it, written down.

Neighbourhood first

Pricing and searches built on street-level knowledge, not broad averages.

Services

Three kinds of move, one steady approach

Whether you are buying your first home, selling a family house or doing both at once, the work starts the same way: understanding what matters to you before anything goes to market.

Buying

Search with a shortlist, not a scroll.

We start with how you actually live, from commute and light to space to grow, and turn that into a focused shortlist. I come to viewings with you and negotiate within a ceiling we agree in advance.

  • Brief and budget session
  • Accompanied viewings
  • Offer strategy and negotiation

Selling

Prepared, priced, presented.

Before a listing goes live we walk through the home together, agree on the small fixes worth making and set a price range based on comparable sales. Viewings and feedback then follow a rhythm you can plan around.

  • Pre-listing walkthrough
  • Pricing conversation with comparables
  • Weekly written updates

Selling & buying

Both sides of the move, in step.

Coordinating a sale and a purchase is where moves wobble. I line up both timelines, keep every party talking and plan fallback options so a delay on one side doesn't unravel the other.

  • Chain coordination
  • Shared timeline planning
  • Completion-day checklist

Homes I know well

From first flats to forever houses

Different homes raise different questions: layout, light, upkeep, outdoor space. Knowing what to look for in each type is how good decisions get made quickly and calmly.

How it works

Four steps, no surprises

You'll always know what's happening, what comes next and which decisions are yours to make.

  1. An unhurried conversation

We talk through goals, timing and anything worrying you. There's no obligation and no pressure to sign.

  2. A written plan

You receive a short plan covering price or budget, timings and the decisions coming up next.

  3. Active weeks

Viewings, feedback and offers come with regular, plain-language updates, so nothing catches you off guard.

  4. Through to the keys

I stay involved after an offer is agreed and keep every party moving until the move is complete.

Questions

Before you get in touch

A few of the things people most often want to know before a first conversation.

How do you decide on an asking price?

We look at recent comparable sales nearby, your home's condition and features, and current buyer activity. You'll get a suggested range with the reasoning written out, and the final decision stays yours.

Do I have to commit to a long agreement?

Agreement terms, including any notice period, are discussed openly in our first conversation and set out in writing before you commit to anything.

Can you help if I'm buying from out of town?

Yes. We can hold the brief and shortlist conversations remotely, and I can attend first viewings on your behalf with detailed notes, photos and video walkthroughs before you travel.

What happens in a first consultation?

Usually about an hour. We talk through your goals, timing and budget or expectations, then agree whether working together makes sense. You leave with next steps either way.
